The “Hare Salon” on Cottontail Crossing: beautifully landscaped 2-Bedroom Cottage in gated resort community situated on a large private lot with mountain views from both the sundeck at the rear of the property and from the front veranda, easy access to all on-site amenities including the Treehouse community centre with 2 swimming pools and spa hot-tubs; fitness, games and media rooms; and tennis courts. Borders on the Cultus Lake Provincial Park, Golf Course, and within walking distance of the lake; comfortably accomodates 4 to 6 people.

COTTAGE DESCRIPTION
The “Hare Salon” offers fully furnished 2 level living in classic “cottage comfort”, outdoors with the two options of deck and veranda and indoors with two bedrooms and 1.5 bathrooms. Main floor is in the grand room style, open space with 2-piece bathroom, kitchen, dining and living room complete with propane river-rock fireplace, carpet and tile flooring.

The second level has the two bedrooms – one with a queen bed and sitting area behind French doors, the other with heirloom single/twin beds – and the main 4-piece bathroom as well as the separate laundry room. The main level has capacity for sleeping on queen sofa-bed.

The cottage provides modern conveniences, appliances, furnishings, and supplies of quality linens and bedding. The stairwell landing between the levels offers floor to ceiling bookcase with a window seat, and a growing library of books and DVDs.

Bedrooms sleeping 4-6:
– 1 Queen Bed (upstairs) with pillow-top posturepedic mattress.
– 2 Twin Single Beds (upstairs) with pillow-top mattresses.
– Queen Sofa-Bed (downstairs in main lounge/salon).

Bathrooms:
– 1 Full 4-piece bathroom upstairs with tub and shower.
– 1 Demi 2-piece bathroom downstairs.
– All towels provided for in-house useage.

Kitchen:
– Modern “retro” with “cottage white” appliances (fridge, stove, microwave, dishwasher), stainless steel cookware and cutlery, plates, glasses, utensils, herb-spice rack, pantry, kettle, toaster, coffee-maker, coffee grinder, bakeware, blender, mixmaster.
– Round 4-seater pedestal table with extension to oval space and seating for 6 to 8.

BOOKING POLICIES/TERMS

Please review the policies and notes before booking to ensure a “good fit” for your vacation needs and to be fully informed.

General:
– All renters/guests must abide by Strata rules (call or e-mail for details).
– All renters must abide by the minimum age for the responsible renter as 25; minimum age for guests is 23, unless accompanied by parents.
– All renters, prior to occupancy of the cottage, are required to complete and to return to the owner a signed Rental Agreement Form.
– All renters must notify owner in advance of any increase in group size in order to revise the rental form information.
– Maximum parking is for 2 vehicles with no on-street parking allowed; additional parking in common areas may result in extra charges/fines/
termination of agreement/forfeiture of damage deposit.

The Reservation Booking Process:
1. E-mail owner directly with requests; owner will contact by e-mail and directly by phone to discuss.
2. Finalize reservation arrangements via e-mail and phone.
3. Submit Reservation Deposit ($200.00 non-refundable) within 3 business days after e-mail confirmation of reservation agreement.
4. 30 days prior to Reservation date: Submit full payment (minus non-refundable $200.00 deposit) plus Refundable Security Deposit ($500.00) and Signed Rental Agreement.
5. Confirmation of reservations, deposit and payment by owner via e-mail.

Payment Information:
– Prices quoted in Canadian currency.
– Prices and booking to be confirmed upon receipt of deposit within 3 business days of reservation; if deposit not received within 3 days of the booking, the
booking will be considered cancelled.

Deposits:
– 25% or minimum $200.00 Deposit (non-refundable) required at time of booking within 3 business days for confirmation.
– Full payment required if reservation is within 30 days of arrival.

Balance Due:
– 30 days prior to arrival.

Security/Damage Deposit:
– Refundable security deposit due at time of booking.
– Immediately refundable once the cottage has been cleaned and inspected. Owner reserves the right to apply the security deposit to cover any losses, unnecessary housekeeping or damages sustained to the cottage, its contents or the property during the rental period.

Cancellations:
– All cancellations must be submitted by e-mail to the owner.
– If cottage can be re-booked:
… More than 31 days before arrival: Any monies paid less non-refundable
deposit. Security deposit will be returned in full.
… Within 30 days of arrival: Any monies paid less non-refundable deposit. Security deposit will be returned in full.
– If cottage cannot be re-booked:
… More than 31 days before arrival: Any monies paid less non-refundable
deposit. Security deposit will be returned in full.
… Within 30 days of arrival: Forfeit the full amount. Security deposit will be
returned in full.
– No refunds after start of rental period.

Payment Options:
– Direct-deposit from Bank to Bank.
– Bank Draft/Money Order/Certified Cheque.
– Cheque.

Lost/Misplaced Keys:
– Key replacement fee will apply for any lost/stolen keys or security cards.

General Policies for Guests/Renters:
– Check-in Time: 4:00 p.m. (Flexible upon request and schedule).
– Check-out Time: 11:00 p.m. (Flexible upon request and schedule).
– No pets allowed indoors or outdoors on property.
– No RVs or mobile homes may be parked at the property.
– No tenting or camping allowed on the property or in communal areas within the resort’s gated community.
– No maid service. Housekeeping is provided pre-arrival and post-departure.
– No responsibility for gardening and landscaping; owners do this.
– No smoking indoors. Smoking is only permitted outdoors (cleaning charges will be applied should smoking occur inside the cottage and will result in forfeiting of Security/Damage Deposit).
– Community quiet times are between 11:00 p.m. and 8:00 a.m. Some owners are full-time residents. Noise complaints may result in guests being requested to leave immediately.
– Guests/renters agree to clean cottage as per the list of reasonable tasks to maintain standards (e.g. loading/unloading dishwasher, stripping bedlinens, etc.).
– Guests/renters will be charged with notice for any undue damages/losses/ unnecessary housekeeping related to the rental period agreement.
– Guests/renters use the premises, structure, appliances and furnishings, the resort and community common areas at their own risk. Property owners shall not be held responsible or liable in any way for any injury caused by intentional or unintentional acts.
– Guests/renters must sign a Rental Agreement.
– Please note: 14 day rental period in effect and max occupancy of 8, call for more details.
