COTTAGE DESCRIPTION

This Massive 3 Bedroom/3 Bath Cottage, sleeps 2 families comfortably and offers 5 Queen Beds, 1 Single and a Playpen for sleeping. The Beach House Cottage is nestled between the picturesque mountains and located in the prestigious development called “The Cottages at Cultus Lake”. This luxurious cottage offers a peaceful getaway as the backyard borders the Tall Timbers Park providing privacy for your family. The cottage is fully furnished inside and out, offering all the comforts of home, such as: a fully equipped kitchen, washer/dryer, 2 window air conditioners, fire pit, BBQ, fireplace, vaulted ceilings, 2 TV’s, WiFi, and Cable.

When emailing us, please provide us with your full name, phone number, email address, some optional date ranges for your vacation, information about your rental group, including the exact number of adults/children and/or babies that will be staying at the cottage. Once we have received this information, we will contact you by phone. Enquiries that do not completely answer the above questions will not be given priority.

Two Cottages:
We also own The Sunflower Cottage in the same development, so if one is booked the other just might be available. Just ask.

Prime Location:
The cottage backs onto the one acre “Tall Timbers Park” and is near “The Treehouse”. The Tall Timbers Park has beautiful trees, and offers a wonderful space to enjoy a picnic. The Treehouse, which is a 10,000 sf amenities building, has the following: adult lap pool, kids spray/splash pool, 2 hot tubs, movie theatre, lounge area, games room, and exercise room. The cottage is also in close proximity to the Tennis Courts, Basketball Court, Volleyball Court, Trout Pond, River, picnic areas, and children’s playground. In addition to this, there is swimming, fishing, boating, and water sports nearby. The fully equipped kitchen offers a large island, bar stools, SxS Fridge with Water and Ice, Stove, Over-the-range Microwave, Dishwasher, Coffee Maker, Keurig System, Toaster, Grill, Bakeware, Pots/Pans etc.

Living Room on Main Floor:
Comfortable couches, TV (DVD & PVR), River Rock Fireplace, vaulted ceiling, window air conditioner, ceiling fan.
Living Room in Loft Area: TV (DVD), window air conditioner and 2 Queen Size (memory foam) Sofa Beds.

Table with 6 chairs, bar stools around island, and additional fold out table with 6 fold out chairs (if needed)

Payment Information and Deposits:
– Prices in Canadian dollars.
– Reservations cannot be secured without a deposit and rental agreement.
– Short Term Rentals: 50% deposit with final payment 6 weeks prior to check in
date.
– Long Term Rentals: are required to pay the first month’s rent at the time of
contract.

Refundable Security Damage Deposit:
The security deposit is refundable once the cottage has been cleaned and inspected. We reserve the right to use the security deposit for strata fines, losses, unnecessary housekeeping, and/or damages sustained to the cottage during your stay. Any damages in excess of the security deposit will be invoiced as an additional charge. Replacement fee of $100 will be charged for any lost or stolen
security scan cards. *A list of rules and bylaws will be sent to all guests prior to check in.

Cancellations:
All cancellations must be submitted by email. As we offer temporary rentals, cancellations, unused vacation time or changes in date ranges, will not be refunded once the rental agreement has been signed and a deposit has been made.

BOOKING POLICY/TERMS AND CONDITIONS

Renters and Guests
– All renters and guests must abide by the Strata Rules/Bylaws and Cottage Rules.
– All renters and guests must complete and sign a Strata K form, Rental Agreement, and agree to Cottage Rules & Strata Rules/Bylaws prior to check in.
– No smoking
– No pets
– No house parties
– All Renters and guests use the premise, structure, appliances and furnishings at their own risk. Property Owners shall not be held liable or responsible in any way for any injury that is caused by intentional or unintentional acts.
– Quiet Times 11:00 PM to 8:00 AM.
– It is a strata by-law that a renter may not bring additional guests (apart from their own rental party) to the Treehouse/Pool Area, a violation of this will result in a fine.
– A Maximum of 2 Vehicles may park in the driveway
– Vehicles cannot be parked on the lower green space of the driveway (as that is common property)
– No RV’s, motor homes, or tents are allowed.
– No boats can be parked on the driveway for more than 3 consecutive days.
– Any additional guests apart from the guests listed on the K form may result in a termination of the rental term, and/or forfeit of the damage deposit and/or an extra charge.
– Respect our neighbours. What they say about you as our renters means a lot to us.
